Most buildings insurance covers sudden, accidental damage to underground drains, but not wear and tear or gradual deterioration. Insurers treat that as maintenance, which is the owner's job.

We've worked with clients who only found out their drains weren't covered after something had gone wrong, and the repair cost far more than a survey and an early fix would have. It's worth reading your policy, and knowing the condition of your drains, before you have to make a claim.

Once a drain has cracked, water seeps into the ground around the break. Over time it can wash the soil away, leaving hollows under floors and paths, and in bad cases movement in the building itself, which can mean underpinning.

A CCTV survey of every run, with a written report coded to MSCC5 and graded from 1 to 5, shows what's sound, what's wearing and what needs attention now.

Regular jetting stops fat and grease building up in kitchen drains, so a blockage doesn't shut the kitchen in the middle of service.

How often should a hotel's drains be surveyed?

It depends on the age of the building and its history. A first survey gives a baseline, and from that we'll suggest a sensible interval for surveys and jetting. We won't push visits you don't need.

Will the work disrupt guests?

Surveys and jetting are done through the existing manholes and access points, and relining needs no digging, so disruption is usually small. We plan the work around your busy times.

Does buildings insurance cover drain damage?

Usually sudden, accidental damage, but not wear and tear or gradual deterioration. Check your policy. Our reports set out what's damaged and where, and whether a claim is accepted is up to your insurer.
